What’s the best way to protect rental properties and help prevent disputes between landlords and tenants? By providing a comprehensive, independent inventory report.
When a rental property is signed for either Romans’ Managed Service or the Premier Management Service, we will arrange for a professionally compiled inventory of the property’s contents and condition, carried out by an independent inventory company with over 30 years’ industry expertise.
One of their highly experienced inventory clerks will thoroughly inspect and photograph the rental property, recording its interior condition, decorative order, fixtures, fittings, meter readings and contents if furnished - so the resulting inventory report is an honest, independent picture of a property’s condition. The reports are used as part of a tenant’s checking in and checking out process: both the tenant and the inventory clerk inspect the property together, highlighting any issues or discrepancies.
Both landlords and tenants can have peace of mind that an inventory is written from a neutral viewpoint, helping to avoid disputes after the tenants have left the property. As the inventory clerks we use are all professionally affiliated to the Association of Independent Inventory Clerks (AIIC) and the Association of Professional Inventory Providers (APIP), all parties can also be assured that the work is carried out to the highest standards, in line with the associations’ codes of practice.
