Crossrail’s investment property hotspots

Following the news that Crossrail will officially be named the Elizabeth line when the new service opens in December 2018, property industry experts have a taken another look at what is happening to property prices.

In 2014 Romans predicted that that property values surrounding proposed Crossrail stations will increase by at least 15% over the next five years, and it has now been revealed that in the last 12 months asking prices have already soared by up to a third.

Exclusive research from Rightmove reveals the best-performing sections of the train line are those at its furthest reaches, including several areas Romans’ covers, namely: West Drayton, Burnham, Maidenhead and Reading.

The price rises won’t stop anytime soon; a recent report by property consultant CBRE predicts that average prices around Elizabeth line stations will increase by 3.3% per year above local house price growth until the line launches in 2018/19. This amounts to a £133,000 price hike on average between now and when the first trains run.

Michael Cook, Managing Director of Romans Lettings, comments: “The investment market is thriving at the moment and Crossrail is definitely bringing more savvy investors into the local area. Over the last 24 months we’ve seen many developers start to react to the demand and build new apartments, which should help to satisfy the demand in the coming years.”

With more tenants moving to the area than ever before there are still great opportunities for property investors, and Michael recommends that investors keep an eye out as property prices continue to rise.
