Secrets of an Estate Agent: How to add thousands to the value of your home

Whether you are planning to sell in a few weeks, or in a year, these styling and renovation tips could add thousands to the value of your home and, the best part is, they don’t cost much!

Living/dining room

Open plan living is high on the list of must-haves for buyers but, for those without the time or the money to rip down walls, painting all the walls in the living and dining areas in light colours and opting for floating wood flooring can create the illusion of open plan living. To give this space an added touch of luxury try adding feature pendant lights for a simple yet effective change.

Bathroom

Grey colour palette and natural stone is on trend right now but, if you are on a budget or planning on selling soon, there are some quick wins you can do to replicate this look. Rather than refurbishing the entire bathroom, why not change the taps and swap out the old cabinets and vanities for new.

If the only thing wrong with your tiles is the colour or pattern, spray them white to give the room a clean and fresh look – plus, painting the room white will create the illusion of more space.

The study

With more and more people working from home, properties featuring a study or even a desk space may increase desire from buyers. If you are tight on space, you can simply create a study nook in an unused corner of another room. Simple things like ensuring there are enough power points, task lighting and storage space is key to perfecting this space.

The kitchen

Kitchens often make or break buyers’ view of your home, so it’s important to get this area right. Those renovating with the intention to sell should meet buyers’ demands by installing mid-range appliances and on-trend stone work surfaces. Adding a kitchen island may not be possible for some, but is likely to provide ample return on investment by creating the kind of open place space buyers are seeking.

Garden/outdoor space

Adding decking or a patio area is almost guaranteed to add value as it creates an extra usable space. For those on a tight budget, adding low maintenance plants and woodchips to fill up empty flower beds will create the appearance of a well-kept garden.

Don’t forget that the exterior will be most buyer’s first impression of your home so you want to make it look presentable by painting the exterior doors, walls and windows and ensuring any paving is well-maintained.
