Correct pricing was the key to success in our June auction

Several lots sold for significantly more than their guide prices at Romans’ fourth property auction of the year, demonstrating that correctly and realistically priced properties attract buyers prepared to exchange contracts quickly at a true market value.

Vacant houses and flats for renovation continued to prove as popular as ever, as well as land with planning permission. Notable sales included;

2 Oak Way, Aldershot, Hampshire– a vacant 2 bedroom end terrace house, requiring renovation received fierce bidding and sold for £53,000 more than its guide price of £190,000.


Land to the rear of Royal Hunt House, Fernbank Road, Ascot, Berkshire – a building plot with full planning permission for the erection of a pair of 3 bedroom semi-detached houses made £122,000 more than its guide price of £150,000.

A vacant 3 bedroom flat in Wokingham, a vacant 3 bedroom terrace house, needing renovation in Reading, and a period detached 5 bedroom house in Burghfield Common all sold for their guide prices.

Speaking after the auction Simon Clayton, Romans Auctions Director commented, “we saw some very competitive bidding today, however it is apparent that pricing in line with market sentiment is crucial to achieving the best result. All the sellers who set their reserve prices realistically reaped the rewards today. Selling by auction can take the stress and anxiety out of the selling process as it is one of the fastest and most effective ways of exchanging contracts quickly”.
