How a video tour could help you sell your house

Author: Antony Gibson

Flying drone84% of people say images are the most important thing when marketing a property online, according to the Property Academy Survey 2014; “so surely a moving image would be even better” comments Antony Gibson, Sales Director at Romans property services group.

Until now, estate agents have relied on still photography, sometimes from a mast to provide elevated photos, but the drone, which can fly up to 400ft (125m), offers a real bird’s-eye view, and a hand-held device offers buyers a first person view of the property, internally and externally.

This innovative new video tour service from Romans is ideal for premium homes that are set in grounds covering several acres, or sought-after by buyers that could potentially live further away. The tour gives prospective buyers a first-hand look and view of the property from the comfort of their own home, via a desktop computer or mobile device; giving them a much better idea of whether the home is right for them before they book a viewing appointment.

These types of video tours have already been frequently used by estate agents in the US and research has demonstrated that one minute of video is equal to the value of 1.8 million words (Forrester Research), and real estate listings with videos receive 403% more enquiries than those without videos (DigitalSherpa).

“We’re always looking for new ways to market our customer’s properties in the best way, from wide-angled, professional photography, to clearly labelled floor plans and elevated photographs” says Antony.

“Video tours with the use of drones and hand-held cameras are the next step in estate agency innovation and the results and seller feedback we’ve received so far have been fantastic. The professional videos are not only a brilliant indication of what the property and its surroundings are like, but they are put together in an elegant and cinematic way; making these properties stand out in the competitive property environment.”

Drone in sky

Romans’ video tour suppliers explain in more detail what equipment is used: “we use a DJI Phantom2 (drone) carrying a GoPro camera, which gives us the ability to capture both still images and video. This is cradled in a state of the art gimbal for smooth operation, used alongside a combination of hand-held monitoring devices, including a First Person View (FPV) system.”

Antony adds: “It’s an exciting new service for the agents at Romans, and of course our customers who are buying and selling property in the local area. Please do not hesitate to contact the team at your local Romans branch to find out more about our new video tours, and visit to see some in action!”
