Five reasons why spring is the best selling season

Spring has sprung and what is traditionally peak home buying season has begun. If you are sitting on the fence about selling your property, here are five reasons why you should list your home before the summer holidays begin…

1) Your chances of a successful sale are higher between June and August

Data from HMRC indicates that June to August are the busiest three month period across the year and, over the last five years, more sales have completed per day in June, than any other month of the year! If you want to move this summer then placing your home on the market now is the right thing to do.

2) Your home may sell quicker!

Rightmove have recently reported that properties placed on the market in April, May and June take on average, one week less to sell that those brought to the market in late Autumn.

3) You can complete before the new school year

If the property you are selling is better suited to families, list before the summer holidays as, often when school stops and holidays begin busy parents struggle to find time to view homes and you may miss out on a speedy sale.

4) The national average house price has hit a record high!

The national average house price has hit a record high of £305,732. The biggest prices increase are away from London and the South-East where prices have stabilised in recent months. Previous data from Land Registry shows that prices tend to peak in July, so listing your home now may increase your chances of selling at a higher price.

5) There is still strong demand from buyers

March was the busiest month ever on Rightmove, with the website recording 142 million visits. Historically buyer activity is greater in April through to August, given the positive trend Rightmove is already seeing, we’re predicting another increase in buyer visits to the site in the lead up to August.
