Residential property surveys

With more than 25 years’ experience as building surveyors and as members of the Royal Institution of Chartered Surveyors (RICS), you can be assured that each residential survey we deliver gives you the knowledge required for complete peace of mind on your purchase. Plus, both the HomeBuyer Survey and the Building Survey come with a dedicated point of contact and your own online account so you’re kept informed on the progress of your survey.

Why survey your new home?

Buying a property is the single biggest purchase you’re likely to make, so it makes sense to get a surveying expert to check its true condition first as not all faults are visible to the untrained eye. Are there other, less obvious structural problems? Is there evidence of wet rot? Has there been any subsidence? Do parts of the roof need replacing?

1 in 4 of those who did not organise a survey when buying their home needed to undertake unplanned work in the first year amounting to an average cost of over £1,100 (RICS/GfK NOP Business research).

Consulting our fully qualified Chartered Surveyors will give you peace of mind that the property you’re buying is in sound condition or prevent you from making an expensive mistake that could eventually cost you thousands, before you’re legally committed to the purchase.

Select the service that suits your property

As a home buyer, we offer two main types of surveys:

1. HomeBuyer Report

Ideal for more conventional residential property built within the past 100 years. It provides extensive information about the condition of the property and is ideal if you are buying or selling a house, flat or bungalow, that is built from common building materials and in reasonable condition.

The RICS HomeBuyer Report (Survey) gives you:

  • Clear ‘traffic light’ ratings showing the condition of the property
  • Advice for your legal advisors and details of urgent defects
  • Advice on defects that may affect the value of the property
A RICS HomeBuyer Report (Survey & Valuation), which provides the above plus a market valuation and insurance rebuild costs, is also available as an upgrade.

2. Building Survey

Building Surveys are suited to older properties, or properties which have undergone major extension or alteration.

We also advise you to proceed with a Building Survey if you plan on undertaking a large building project.

The RICS Building Survey gives you a comprehensive structural report tailored to suit your property, highlighting defects, repairs and maintenance options.
