All rental properties in the UK are required to have an energy performance certificate (EPC) but, there are currently no rules regarding what the minimum EPC rating can be for a rental property. In April 2017, new rules will come into effect stating that properties that do not score at least an ‘E’ rating cannot be let – this will apply to both a new tenancy and the renewal of an existing tenancy.

Check your insulation
Insulation is the key to a warm, energy efficient home. If heat is lost through poor insulation, the tenants will need to use more heating increasing their energy usage, making the property less efficient and more costly to run.
Service the boiler
An old, faulty boiler is one of the most common causes of energy inefficiency. We strongly recommend getting your boiler serviced regularly by a professional. Not only will this reduce the energy consumption and bills but, will also ensure your rental property remains as energy efficient as possible.
Ensure doors and windows are draught-proofed
Heat can easily escape from properties without double-glazing around doors and windows. Replace any old, draughty doors and windows to ensure you don’t lose heat (or cash) from your property.
Invest in LED lighting
Switching from halogen bulbs to LED or low-energy lighting is a simple change that can make a big difference to a property’s EPC score. LED spotlights use approx. 90% less energy than a traditional incandescent bulb and offer maximum brightness and minimum energy consumption.
