Step 1: Rental Valuation


Receiving an accurate price and attracting the right tenants for rental property is vitally important so make sure you choose an experienced local agent.

Consider how much involvement you want to have with your tenant and property, day to day maintenance, monthly rent collection and other responsibilities may affect your current lifestyle in a way you do not want.

Step 3: Find your ideal tenants

Finding the right tenant can be expensive, time consuming and hard work. You want to find a tenant that is in the best position for you. With us, you'll receive high profile advertising and utilise a large tenant database.


Step 4: Viewings


We recommend you keep your property as a blank canvas for prospective tenants by keeping the place clean and clutter-free. We accompany all prospective tenants on viewings on your behalf. 


Step 5: Negotiate and agree an offer

Your letting agent can handle all negotiations between you and the prospective tenant. We strive to get you the best rental price, length of contract and tenants. 


Step 6: Reference and credit checks

It is important to run thorough checks on prospective tenants to ensure that your investment will be secure. At Romans, we use strict referencing procedures carried out by independent experts.

Step 7: Signing the tenancy agreement

This document outlines the agreed responsibilities of both parties. It is important that both tenants and landlords take the time to read this carefully before signing.


Step 8: The Inventory


An inventory is a detailed list agreed by both parties itemising the contents and condition of the property at the time of the tenant moving in. Romans uses an independent Inventory Service to minimise the risk of any deposit disputes.

Step 9: Securing the deposit


Once the deposit has been paid in full, the tenant has secured the property. This deposit is held independently against possible damage to property which can be checked against the inventory at the end of the tenancy.
