Romans have been my letting agent for nearly 10 years, and I cannot fault them. In particular Lisa Fazal could not be more helpful.

I'm seriously impressed with this Estate Agent (I'm a landlord of 15 yrs with property around the country). They clearly have the trust in their prospective tenants to be able to place them with rental property. Our property was accurately valued, photographed, listed and rented within hours to a quality tenant. Great work in the background by Tom Sanderson. I will always use this branch for future lettings.

22nd August 2019

Me and my wife spoke to the lettings team about our problem tenant (not through Romans but another local agent) and they gave us some really helpful, solid advice even though we were not their landlords. Will definitely be using their services once we have our property back as their knowledge of lettings was far greater than our current agent. We were even offered tea and coffee which we thought was a nice touch!

10 key steps to letting a property

rental valuation

Step 1: Rental Valuation

Receiving an accurate price and attracting the right tenants for rental property is vitally important so make sure you choose an experienced local agent.

Book valuation

decide involvement

Step 2: Decide on your level of involvement

Consider how much involvement you want to have with your tenant and property, day to day maintenance, monthly rent collection and other responsibilities may affect your current lifestyle in a way you do not want.

find tenants

Step 3: Find your ideal tenants

Finding the right tenant can be expensive, time consuming and hard work. You want to find a tenant that is in the best position for you. With us, you'll receive high profile advertising and utilise a large tenant database.

Step 4: Viewings

We recommend you keep your property as a blank canvas for prospective tenants by keeping the place clean and clutter-free. We accompany all prospective tenants on viewings on your behalf.

Step 5: Negotiate and agree an offer

Your letting agent can handle all negotiations between you and the prospective tenant. We strive to get you the best rental price, length of contract and tenants.

Step 6: Reference and credit checks

It is important to run thorough checks on prospective tenants to ensure that your investment will be secure. At Romans, we use strict referencing procedures carried out by independent experts.

sign tenancy

Step 7: Signing the tenancy agreement

This document outlines the agreed responsibilities of both parties. It is important that both tenants and landlords take the time to read this carefully before signing.

Step 8: The Inventory

An inventory is a detailed list agreed by both parties itemising the contents and condition of the property at the time of the tenant moving in. Romans uses an independent Inventory Service to minimise the risk of any deposit disputes.

secure deposit

Step 9: Securing the deposit

Once the deposit has been paid in full, the tenant has secured the property. This deposit is held independently against possible damage to property which can be checked against the inventory at the end of the tenancy.

Step 10: Moving in day!

Small gestures will go a long way in building good relationships with your tenants, leave out instructions to appliances. (This may also mean tenants will be less likely to break the appliance). Want more advice? Contact us and we'll be happy to help.

Want more protection for your property? Market your property under our No Deposit Option

Under our new No Deposit Option, tenants can opt to pay a small monthly fee in lieu of a deposit, in return, we will indemnify your property for up to two months’ rent – that’s 33% more than the traditional deposit!

    • 40% more protection for your property - Under our new No Deposit Option, tenants can opt to pay a small monthly fee in lieu of a deposit, in return, we will indemnify your property for up to 7 weeks’ rent – that’s 40more than the traditional deposit!

    • Tenants who are mindful of their credit scores - Part of this offering includes rental payments contributing to tenants’ Experian credit scores (usually rent does not), so you have added peace of mind that your tenants are mindful of their credit score and have even more incentive not to default on payments.

    • More demand from tenants who are seeking deposit free renting - This scheme was designed to not only benefit tenants financially but to also offer you a new marketing tool, creating a buzz around your property that other agents can’t match.

What can I achieve on the landlord’s account?

    • Property status snapshot
    • Access to your statements 24/7
    • Access property inspection reports and all your documents
    • Keep track of viewings and feedback
