To ensure you get the best price when selling your property, we offer two popular selling methods. We will work closely with you to understand your needs before advising you on the best method for selling your house.

  • Estate Agency

    Traditional

    This is also known as the private treaty selling method and it’s the most well-known and popular option in the UK.

    •  Buyers view your property at agreed times
    •  Allows buyers to view the property as soon as it goes on the market

    Open House

    If you opt for the traditional estate agency method, you also have the option of an Open House. This is the preferred choice for many sellers because:

    •  You only prepare your home for viewings once
    •  You benefit from the additional marketing of an Open House event
  • Auction

    Selling property at auction, either online or traditionally, is a fast and effective alternative to private treaty. It works really well if you have to sell within a set time period, or your home is particularly unique.You may also achieve a better price, particularly if your property needs refurbishment.

    The benefits of selling property at auction:

    •  Contracts are exchanged on the day of the auction
    •  Instruction to exchange can take as little as four weeks
    •  All interested buyers bid publicly for the property or land

Step three: Marketing your property

When going on the market, promoting your property through website placements, prominent branch displays, and calling buyer databases can help you get the right offer.

Step four: Virtual Viewing

 

Using the very latest technology, prospective buyers are now able to view your home from the comfort of their own home, on an accompanied virtual viewings. These are hosted online by one of our skilled agents and means we will only book physical viewings with buyers who are genuinely interested.

Step five: Physical Viewings

 

We would accompany all buyers on your behalf but if you are hosting viewings yourself remember to highlight all the good points that are not immediately obvious.

Listening to buyer feedback can help you find quick wins to make your property more attractive to others.

Step six: Negotiation

 

We will act on your behalf to negotiate with the buyer to get you the best price, offering advice based on their position (e.g. cash buyer, chain free) and your position (e.g. upsizing, downsizing).  You should never feel pressured to accept an offer.

Step seven: Instruct a conveyancer

Once an offer has been accepted you should appoint a conveyancer, or property solicitor to ensure the legal process for the transaction goes smoothly.

Step eight: Exchange of contracts

The legal exchange of contracts is where a non-refundable deposit (normally 10% of the purchase price) is transferred over to your conveyancer. At this point both parties are bound to go through with the transaction or you’ll lose your 10%.

Step nine: Completion

 

On completion day your money will be transferred and your buyer will be able to move in to their new property (approximately 1-2 weeks after the exchange of contracts).
