Case study: Court Error and Bailiff Failure

Premier Service Value Delivered: £20,000

Following possession, enforcement was delayed by court backlog and an administrative error that resulted in the bailiff attending the wrong property.

How we supported the landlord

  • We identified the court error and managed corrective action
  • A lawful alternative strategy was recommended to avoid restarting proceedings
  • All legal and enforcement costs were absorbed by us
  • Rental income support continued during the extended possession process in line with the service terms

Possession was achieved without further hearings or re-issued proceedings. Without the Premier Service, the landlord would have faced renewed enforcement action, additional legal costs and further loss of rental income.

Ben Green provided brilliant service, a high standard of buyer qualification, and was very easy to work with. We initially listed our house with Roger Platt Lower Earley in January, with which we had approx 30-40 viewings, of which there were a minimal amount of offers, that were all either far below asking price, or caused the chain to break when they later pulled out. The issue here was that their approach was to show anyone and everyone the property, regardless of whether they could afford it, or even had any intent to buy. After 6 months, we ended our contract with them, and signed up with Ben from Romans. The house sold within a week, at full asking price, to a first time buyer with a large deposit, couldn’t really ask for any more than that. The entire process was very easy for us as sellers, especially due to the following: - Ben did the viewings himself, rather than delegate to different colleagues who would have had limited information about the property. - He also identified potential buyers from outside of Reading looking to relocate, which proved far more successful than getting a crowd of locals around to view. - By providing us with a single point of contact, it made it more simple and effective for us to contact him with queries, than having to deal with several agents that have to keep each other updated, share notes, and miscommunication. 5/5, would highly recommend
