An experienced estate agent will consider three main factors when valuing your home: the state of the housing market, current buying trends and the location and condition of the property.
You shouldn’t have to pay anything for a sales valuation as most estate agents – Romans included – offer this as a free service. But be wary of agents giving an unexpectedly high estimate of your home’s value: they could just be trying to win your business!
Ensure your home is clear of clutter, so the valuer can move around freely. Be ready to answer questions, such as who owns the property (is it joint or sole ownership?) and whether it is leasehold or freehold. Don’t forget to prepare your own questions, too.
Under UK anti money-laundering laws we must confirm the identities of all clients who sell through us. All documents must be original: unfortunately, we can’t accept copies.

If your decor is looking tired, a fresh coat of paint can certainly help. Always use neutral colours when you redecorate, as this will give your property wider appeal.
We would suggest getting three separate valuations. It’s easier to set the asking price if you have a range of estimates to work from. Also check out sold prices in your area, to see how much similar properties are selling for.
